To be responsible, under the direction of the Property Manager and/or Management, for the overall appearance, maintenance, and repair of the residential and/or commercial properties under management with McCullough Development, Inc.
Duties and
Responsibilities:
The following are guidelines.
Your responsibilities and duties are not limited by this list and shall include any and all items requested by the Property Manager and/or Management to assist in the success of the properties.
Minor Carpentry:
Replace doors Spot paint or fully paint apartments Fill nail holes Repair drywall holes Replace ceiling tile Hang blinds Stain woodwork Replace old caulking or grout Replace doorknobs Repair window/door screens Install deadbolts Clean laundry (dryer) vents Minor Plumbing:
Clear clogged sinks Clear toilets Repair/replace toilets Repair/replace faucets Minor Appliance and Electrical work:
Replace garbage disposals Replace dishwashers Ignite pilot lights for gas furnaces and water heaters Replace light fixture ballasts Have general knowledge of gas and electrical stoves Minor Lawn work:
Rake, blow, pick up leaves Cut and haul off brush and tree limbs Snow Removal Clear roof gutters of leaves Pick up trash, patrol doggie stations, and keep common areas free of debrisAdditional Requirements:
Must maintain a professional and courteous manner with residents, visitors, contractors, and fellow employees.
Responsible for reporting to site office and be available to work daily scheduled hours.
This position requires participation in the 24-hour emergency maintenance On-Call rotation, which provides emergency service to the residents, as needed, during non-business hours (evenings & weekends).
Responsible for alerting the Property Manager of an unusual occurrence and/or damage that has taken place or that may occur.
Accurately complete daily payroll timesheets and work orders and submit to Property Manager.
Maintain accurate mileage reimbursement logs, as applicable.
Ensure safety standards are used which comply with all company, local, City, State, and Federal guidelines.
Must follow established company policies and those outlined in the Employee Handbook.
Must have the necessary skills and hand tools to effectively complete daily tasks.
Must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships.
Qualifications:
Physical Activities:
this job requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly.
Move kitchen appliances with assistance; shovel dirt, snow, concrete, etc; climb ladders.
Must be able to prioritize work assignments.
Must be able to clean up area after work is completed Must be able to work in paint fumes, cleaning product fumes, dust, mold, and situations of unpleasant smells and working conditions caused by resident neglect, food spoilage and sewage problems.
Must have reliable transportation and a valid driver's license.
Must provide basic hand tools.
Most power tools are provided by the company.
Compensation:
Hourly wage is based on experience and qualifications.
