Prepares or assists in preparing all vacant apartments to a market-ready condition.
Performs various community maintenance functions that may include, but are not limited to lightbulb changes, filter changes, touch-up painting, lock, and appliance repairs, install/repair window coverings, pool, and sprinkler system maintenance and minor HVAC maintenance Responds to resident service requests and concerns promptly.
Performs on-call emergency service as required.
Inspects common areas, apartment units and grounds on a regular basis and works with community staff to make sure that the property's appearance is acceptable and that apartments are ready to show to prospective residents.
Assists in keeping the grounds and common areas free of trash and debris.
Minimum one year of multi-family/residential maintenance experience Must be able to climb ladders & stairs, walk, kneel, stand, squat, twist and bend for long periods of time.
Be responsible and reliable.

Responsibilities:
Always demonstrate quality customer service Work alone and or in a team with professionalism and efficiency Respond to problems and find solutions to any repairs needed on the premises including installation of appliances, HVAC, electrical, and others in a timely manner Ensure adherence to OSHA standards as well as the Company's safety and hazard communications programs, policies, and procedures Work with Maintenance Manager/Supervisor to ensure a clean workstation, follow budget guidelines, maintain preventative maintenance, and complete all assigned tasks up to company standards Work with the service team to ensure the premises is presentable and safe for operations Demonstrate a positive attitude and work ethic to help keep the atmosphere friendly and productive
Qualifications:
High school diploma or GED equivalent is preferred 1 year Maintenance Technician experience is preferred Basic knowledge of HVAC, wiring map diagram, structural maintenance including, but not limited to, drainage pipes, gutters, sidewalk repair, fundamental to advanced plumbing, basic to advanced electrical, and painting.
Must be able to read, write, and perform basic mathematics without assistance Ability to travel to additional safety or instructional courses off the premises.
Remain on call after hours if necessary.
Ability to work overtime if necessary.
Reliable transportation is required The salary range for this position is $24- $26/hr.
