Maintenance Staff

Job Description: Repairs and maintains physical structure, equipments and grounds of the facility.
Accountability: Maintenance workers reports to Maintenance Supervisor and Maintenance Supervisor reports to the Administrator.
Equipment Used: Various carpentry, plumbing, electrical, and lawn tools and equipment. Is required to operate a motor vehicle.
Environment: Works indoors and outdoors in a variety of temperatures and conditions.
Duties and Responsibilities: The employee must be able to perform the essential functions of the job with or without reasonable accommodations. Except as specifically noted, the following functions are considered essential to this position.
1. Is responsible for the facility grounds: the grounds must be maintained in an orderly fashion; free from hazards, debris, and clutter. Sidewalks and drives must be free from snow, ice, leaves, and in good repair.
2. Is responsible for maintaining the building in good repair. This includes painting, replacing worn or stained tiles, repairing furniture, locks, baseboards, trim, windows etc.
3. Is responsible for assuring the electrical system is in good working order and all electrical appliances are in good working order: this includes call lights, emergency power, door signals, fire alarms and exit lights.
4. Is responsible for assuring that all plumbing is in working order and in good repair.
5. Is responsible for organizing fire drills and assuring that all fire safety equipment is in working order and it is inspected on a regular schedule by the appropriate services.
6. Is responsible for maintaining all facility equipment. This would include, but is not limited to washers, dryers, boilers, air conditioners, furnaces, and lawn mowers.
7. May be required to assist staff in moving residents and furniture.
8. Assures personal and staff compliance with all State and Federal regulations including blood borne pathogens, infection control, hazardous materials, fire safety, and building, electrical, and plumbing codes.
9. Assures personal and staff compliance with residents' rights.
Maintenance Supervisor: All of the above are essential functions of the position plus the following:
10. Is responsible for staffing the maintenance department. Follows the facility policies when hiring, orienting, and disciplining employees.
11. Maintains and keeps accurate accounting for all budgets assigned, and informs Administrator prior to spending monies in excess of the budgets assigned and informs Administrator prior to spending monies in excess of the budget.
12. Assures 24-hour availability of service for maintenance emergencies.

Other Training, Skills, and Experience Requirements: Basic knowledge and experience in carpentry, plumbing, electricity, and mechanical tasks. Employee must demonstrate on an ongoing basis the ability to develop and maintain good working relationships with co-workers and other departments.

Other Considerations and Requirements: Employee must be able to work without close supervision. Supervisory personnel will be required to handle employees in a manner that assists them in their ability to function effectively. Employee may be asked to perform other duties or tasks not identified in this list, but which are within the competence of someone with the above skills. Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
